Buying a home in Colorado Springs, Denver, or anywhere in Colorado may seem daunting. Working with you to find your perfect home, whether it’s your first or one of many, is our absolute focus. Here are a few things to think about as you prepare to start your home search. We are here to help you at any time.


Get Your Finances in Order

Review your credit report and be sure you have enough money to cover your down payment and closing costs. Then, talk to a lender and get pre-approved for a mortgage. This will save you the heartache later of falling in love with a house you can’t afford. If you need help finding a lender, I can put you in touch with a few  with whom I have worked whose commitment to their clients matches mine.


Research Before You Look

All parties who will be living in the home should discuss together and decide what features you most want to have in a home, what neighborhoods you prefer, school district, etc., and how much you’ be willing to spend each month for housing.


Decide Your Moving Timeline

When is your lease up? Are you allowed to sublet? How tight is the rental market in your area? Are there timing considerations with kids, schools, and jobs? All of these factors will help you determine when you should move.


Think Long Term

Are you looking for a starter house with plans to move up in a few years, or do you hope to stay in this home for a longer period? This decision may dictate what type of home you’ll by as well as the type of mortgage terms that will best suit you.


Insist on a Home Inspection

If possible, get a home warranty paid by the seller to cover defects for one year. If the seller doesn’t agree to pay, you can choose to purchase the warranty yourself.


Get Help From a Realtor®

Hire a real estate professional to guide you through this process. Your agent is working for you. Your agent is usually paid out of the seller’s commission payment to the listing brokerage firm. However, make sure you discuss and understand how your agent is paid.


What about Zillow, Trulia, HGTV, etc.?

These media outlets can sometimes set unrealistic expectations. Please discuss the reality of your market with your Realtor.
